Vista is a residential project by K Raheja on NIBM Road in Pune. K Raheja has built a good reputation for themselves in the field of construction in Mumbai and has come up with newer and better projects in Pune too. This project is a part of a mega township. The initial stage consists of 3 towers with 12 floors with modern amenities. The Vista residential project consists of 1BHK, 2 BHK and 3 BHK compact but spacious apartments. The work has already been started by K Raheja and is expected to be completed by January 2011.


LOCATION

Vista is located on the upcoming and developing area of NIBM Road. It is located near to the Wanowrie area. Its also has proximity to the hub of commercial activities like Market Yard, Hadapsar, Magarpatta and Camp. The project is strategically located in such a way that provides you quick and easy access to Pune - Bangalore Highway, Pune - Mumbai expressway and Pune-Solapur highway. 


FACILITIES

Vista provides you with all the modern amenities like Gymnasium, Sports facility for outdoor and indoor games, Kid’s Play Area, Tennis Court. The project also mentions to be providing with proposed Swimming Pool, Club Hose, hyper market and school in its vicinity. The amenities provided by the project are not that attractive and still in the proposed stages which keeps you in the dark about its future. The price asked for such amenities and specification is on the higher end.

 
VALUE FOR MONEY

An apartment in K Raheja Vista is available in the price range of Rs 17.25 lac to Rs 53.90 lacs with an area ranging from 575 sq ft to 1540 sq ft. The price is not inclusive of the PLC, Car parking, Maintenance and Club House charges which will take the price of the apartment higher by around 3 lacs. As the area is still developing, the price asked by the builder is on the higher side. The project is targeted at the middle income group as well as the upper middle class group. The 3BHK apartments are spacious with area of 1540 sq ft and are affordable for the upper income group.

In our view, this area is still developing so it would be a good idea to buy it as an investment for the future. The prices are on the higher end but will suit the pockets of even the middle income group. With its proximity to the Expressway as well as the Highway the value is expected to appreciate in the future.

In our opinion, anyone who wants to make an investment in the realty market can go in for this project as it has chances of property appreciation.
