Sanskriti Noida Extension is a new residential project launched in Noida Extension by Earthcon Constructions Pvt. Ltd. 2BHK and 3BHK apartments are being offered in Sanskriti Noida Extension. The residential complex will also contain few penthouses. The project is spread over an area of 16.25 acres of land.
LOCATION
Sanskriti Noida Extension is located at GH-10, Sector 1, Greater Noida, better known as Noida Extension. In order to reach Sanskriti from Noida Golf Course, one needs to drive straight (along the metro line) towards Sai Mandir and further to main roundabout of Noida Extension, and then take a right turn. The project is located in little interiors but is easily accessible from the main road.
FACILITIES
The facilities to be provided at Sanskriti Noida Extension include swimming pool, gym, cafeteria, park, playground, shopping centre, aroma garden, ample parking space, tennis court and cricket practice pitch. It will also have theme based landscaping with lawns and 75% open green area. The complex will be Wi-Fi enabled with piped gas in each apartment. Each Tower will have grand entrance lobby and two level 24x7 security. Sanskriti will also have eco-freindly features such as solar powered street lights and rain water harvesting and waste water recycling.
VALUE FOR MONEY
Sanskriti Noida Extension is offering its apartments under three different plans, viz Construction Link Plan (CLP), Flexi Plan (FP) and Down Payment Plan (DP). The basic selling price ranges from Rs. 1,790 per sq.ft. to Rs. 2,160 per sq.ft. The exact selling price would depend on the floor and the payment plan opted by the customer. For example: a first floor apartment under flexi plan would come at Rs. 2,035 per sq ft.
In addition to this, the customer will have to also pay for IFMS, Lease Rent, Club Membership, EEC and open car parking. An additional PLC would also be applicable for park facing apartments. The total all inclusive cost of a 1,000 sq ft apartment on the first floor under the flexi plan would cost around Rs. 22,00,000.
We also measured the Usable Area to Super Area and found it to be 67.1% only which is much lesser than the broad range of 70% to 72% offered by the other builders. For example, a person buying a 1,062 sq ft apartment in Sanskriti, would get usable area of around 712.8 sq ft only as shown in the table.
TRACK RECORD
Earthcon Constructions claims that its technology and service standards are well established and it has good experience in delivering integrated solutions by advising, implementing and managing on behalf of property owners, tenants, and investors through every stage of the real estate process.
Though the company has not developed any big ticket projects in the past but few niche projects under the name of Earthcon Constructions. These include Police Society in Noida, 20 Bunglow in Noida, and 30 Villas. The current projects of the company include Casa Royale in Noida, Casa Grande in Noida, Earthcon IT Residency in Greater Noida and the Naini Resort in Nainital.
OVERALL
In our opinion, Noida Extension is expected to become the next budget housing destination; therefore many new projects have been announced in this area. Sanskriti is located in the interiors and has lower usable area to super area ratio, therefore it has been priced competitively. Moreover, the builder does not have much experience in developing multi storey group housing buildings. Therefore we suggest considering other better options which may be available at a better location.
