A very Disappointment from a Reputed Construction Company like ACKRUTI COUNTRYWOODS for giving commitment for possession of the flat.

It fails to attracts towards the customers for purchasing the flat and not giving the positive response for the grieviences of the Flat holder.

LONG DELAY in Agreement, Starting construction and Possession of the flat also.

This is w.r.t. our meeting with Sales Manager at Ackruti Countrywood on 14th May 2011 with regard to delayed possession. This was our first group meeting with Ackruti authority which is a good start and was successful. Thank you all especially thanks to Amol to get all us together. As per the suggestion from Mr. Patil, Sales Manager at Ackruti, mail sent via group will have better impact hence we will send our complaint to Ackruti. Below is the draft of the same. Please go through it and put your additions.
Just to remind you we will meet with V.P. and Project Lead of Ackruti Countrywood next Saturday on 21-05-2011 at 11:00 am. Present there with all your contacts, we need this association otherwise we can’t even start getting possession from Dec. 2011, the current date declared by Ackruti.
Please forward this to all contacts available with you. Also check your flat numbers mentioned below and add/edit accordingly.

We all booked flat at Ackruti Countrywood under the title of ‘Just Perfect Homes’, those were opened by Ackruti focusing middle class but the same middle class is in huge financial losses due to all delayed things.
We all booked flat at Ackruti Countrywood looking at your brand name and rating you got for providing possession at said date. We all were under impression of Ackruti because of your huge success in Mumbai and were proud to be part of your family.  Moreover recommended our friends and families but finally got disappointed because of delayed agreement, plan change and now delayed possession.
 
Reasons we are facing problem –
 
·         The agreement got delayed for more than a year although some of us were following up to do agreement earlier, but the agreement delay put burden on us because of extra cost of vat and service tax.
·         In some cases delayed document submission to bank by Ackruti result in delayed disbursement by bank
·         Misleading or contradict possession dates are conveyed by Ackruti staff, these dates are not same and firm that shows uncertainty. They are not providing attention to flat owners which they gives to new customers but need to understand the role of current customers in building reputation of the project as well.
·         Plan changed and many of us didn’t have the same choice as earlier booking. Commitments while changing the plan (provide extra window) are not fulfilled while execution.
·         We are mostly middle class who booked flat, who have their dream home and currently living in rented house. We are paying interest and rent for much more than expected period which is putting us in huge financial loss and ultimately no benefit of early booking.
·         While booking the flat the possession date was 6 months earlier than what mentioned in agreement, both of these dates have passed. Now you are committing dates those are 6 months after the dates mentioned in agreement but won’t see foolproof
·         No concrete action plan revealed to us about how Ackruti will deliver our possession and postponed dates frequently creates frustration and uncertainty in our mind.
·         The other projects which are started at same time or little later have already provided possession or about to start
·         Because of all above factors we are really disappointed and un-satisfied with the speed and commitments. This is all really against the reputation and expectation of brand name of ‘Ackruti’.
·         In some blocks, e.g. ‘O’ block one more plinth has been added. Due to this my flat went on 5th floor which is on 4thfloor. No intimation to flat owners at all. This means Ackruti is categorically misleading flat owners.
 
What we expect –
 
        Involve us in your plan of execution henceforth because orally we listen unrealistic dates many times. Please provide us plan of execution how you are going to achieve this by said date and checklist when which thing will complete
·         Single point of responsible contact who can resolve our queries from engineering department
·         Need to have periodic meetings with above mentioned authorized person on Sunday for discussing work progress
·         Who will bear service tax even agreement/disbursement of loan got delayed due to  Ackruti only
·         Provide site visit on Sunday as well being holiday for most of us
