Expensive Project, Located in the Interiors
Location: Facilities: Value For Money: Track Record Overall Rating: Amrapali Centurian Park is the latest residential offering from Amrapali Developers in Noida Extension. Spread across 75 acres, the property claims to provide modern conveniences of international standards and captivating suburban surroundings. The project will be located away from the hustle bustle of the city and provide a serene lifestyle.
LOCATION
Amrapali Centurian Park is located at GH-05, Tech Zone IV, Noida Extension. We feel that the location is in the interiors as someone coming from Sai Mandir (Noida side) will have to first take a right turn from the main round about of Noida Extension and then a further detour on the left side from the main road to reach Amrapali Centurian Park. One can also go straight from the main roundabout and then take a right turn from the main road to come on the 24 metre wide road on which Amrapali Centurian Park is located.
FACILITIES
The planned amenities at Amrapali Centurian Park include clubhouse, gymnasium, swimming pool, etc. It will also take care of the needs to rejuvenate by providing a meditation hall / yoga centre. For the residents interested in sports related activities, there will be ample space for golfing/putting, tennis, football etc. The builder has also announced a cricket academy of Mr. M.S. Dhoni in this complex but no space has been earmarked for the same in the project’s brochure except for the cricket practice net.
VALUE FOR MONEY
The builder is offering the apartments in Amrapali Centurian Park at a Basic Sale Price range of Rs. 2,120 to Rs. 2,320 per sq ft. The exact price would depend on the floor and the payment plan opted by the customer. For Example: A unit on the first floor under the flexi payment plan would come at a basic sale price of Rs. 2,400 per sq ft. This price is inclusive of open car parking, EEC, FFC, Lease Rent, Power Backup of 1 KVA and Club membership.
However, the customer will have to still pay Rs. 20 per sq ft for the IFMS, Rs. 25,000 for the dual meter and power back up charges (in excess of 1 KVA). The tentative all inclusive cost of a 1,000 sq ft apartment on the first floor under the flexi plan would come to Rs. 24,60,000, which is higher than that of other projects.
We also computed the Usable Area to Super Area ratio and found it to be around 71.2% which is in line with the broad range of 70% to 72% offered by the other builders. For example: in a 2BHK apartment with super area of 990 sq ft, the customer will get usable area of 705 sq ft only.

Established by Mr. Anil Sharma, a civil engineer from IIT Kharagpur and a former government employee, the Amrapali Group is one of the leading real estate development companies in Delhi / NCR. Their primary focus is Noida, Greater Noida, Indirapuram and other East Delhi locations.

In the recent past, the company has announced a number of new projects in and around Noida, out of which 7 are in Noida Extension alone. However, the successful completion of so many projects simultaneously is yet to be seen.
OVERALL
We feel that the price of Amrapali Centurian Park is higher than that of other projects in the same vicinity. Moreover, the location is also in the interiors, whereas there are plenty of other projects available on the main road itself. The only saving grace is the facilities and the usable area to super area ratio which are at par with that of other developers. Not waiting for the leading bank disbursment.
AMRAPALI CENTURIAN PARK
Hi,
I have a complain with amrapali centurian park tha the builder is nit waiting for the the leadig bank disbursment.
I booked a unit in high rise apartment in Jan 2011, at that time the the banking person are saying that there project is under approval from the leading bank, you may proceed with any bank(HDFC, AXIS,LIC).We started with HDFC.
But now the bank are not doing disbursment. The builder send the demand letter to all of us, and he is saying that other bank are doing disbursmet (CO-OP bank, syndycate, BOB,BOM )even LIC is not doing disbursement.But they are ready to wait for LIC but not for HDFC.Why is this so.We had already paid Rs.10000 processing fee and again they are saying to do the same process.
If they are waiting for LIC then why not for HDFC?

Amprapali is one of the builders who is launching one project after another. Its few projects have shown a little progress but not worthwhile. With launch of real estate projects daily, the industry is experiencing oversupply that may force the prices to come down any point of time in future. There is high concern on Amprapali to complete the projects on time, if real estate bubbles happens to burst.
