Anthem Infrastructure has launched its new residential project “French Apartments” in Noida Extension. The project offers 2BHK and 3BHK apartments spread over an area of 6.25 acres of land. The plot is planned to open on two sides and will have grand entrance. Most of the apartments in Anthem French Apartments are three sides open. The towers of the complex are oriented towards the sun path, so as derive maximum benefits from natural sun and wind movement.

LOCATION

Anthem French Apartments is located at GH 07, Sector 16B, Noida Extension. To reach the project site, one has to drive straight from the road coming from Sai Mandir, Noida, cross the Hindon River and the main round about of Noida Extension as the project is located on the main road between the first and the second round about on the left hand side. A new road from NH-24 is also proposed to connect with Noida Extension but it is yet to be developed.

FACILITIES

Some of the facilities to be provided at French Apartments would include fitness club, jogging and cycling track, swimming pool, convenience store, kid’s zone, sports court (badminton, table tennis, cricket etc), mini amphitheater, and yoga & meditation centre. Green lawns, water fountains and French gardens would be the major attractions. The builder also plans to have a large replica of Effiel Tower at one of the gates of the complex.

VALUE FOR MONEY

Anthem French Apartments is offering its apartments at a basic selling price range of Rs. 1,770 to Rs. 2,100 per sq ft. The exact price would depend on the payment plan and the floor opted by the customer. For example: a first floor unit under the flexi plan would come at Rs. 1,990 per sq ft.

Unlike most of the other builders, Anthem Infrastructures is charging separately for Lease rent, EEC, FFC, open car parking, club membership, power back up and IFMS etc. The total all inclusive cost of a 1,000 sq ft apartment on the first floor under the flexi plan would come to Rs. 23,45,000 which is slightly higher than that of the other builders.

The Usable Area to Super Area Ratio is around 70% implying that for every 100 sq ft of super area, the customer will get only 70 sq ft of actual usable area. For example, when we measured the 965 sq ft apartment of the French Apartments, we found the usable area to be around 675 sq ft only. This is in line with the broad range of 70% to 72% usable area offered by the other builders in Noida Extension.

TRACK RECORD

The website of Anthem Infrastructure mentions that the company has been engaged in the development of commercial buildings in Delhi and other cities, but does not mention the name of any projects developed by them in the past. The company also has diversified interests in Financial Services, Manufacturing and Exports (Automotive components, Medical equipments), and Metals (copper manufacturing).

This is the first time that Anthem Infrastructure is venturing into residential segment with its maiden project – French Apartments. The company plans to develop houses for common people without compromising on the quality and within reasonable budget.

OVERALL

Although the location and facilities are comparable with the other projects, but the units in French Apartments are priced higher than that of the other projects in the same vicinity. Moreover, we feel that since this is the first project by the company, therefore a lot will depend on its successful completion. In our opinion, the company should construct this project with high quality standards, complete the project within time and sell it at reasonable price as it will instill faith in the future projects of the company and will also help the company in building its brand value.
