    LOCATION

    Earth Copia is located at Sector 112 Gurgaon, which is close to the proposed Dwarka-Gurgaon Expressway. Currently, the area is under-development and is easily approachable from NH-8 (which is approx. 7kms from the site). This would be a premium location in future due to a) its connectivity to both NH8 & Dwarka-Gurgaon Expressway; b) its close proximity with Delhi, where diplomatic enclave & golf course have been planned; and c) the commercial belt in front, touching the Dwarka-Gurgaon Expressway.

    FACILITIES

    Earth Copia would contain all kinds of ultra modern amenities, which include high speed elevators, 100% power back up, 24 hours water supply, tennis court, kids play area, jogging track, top class gymnasium, club house, CCTV cameras in entrance lobby and parking, laminated wooding flooring in the master bedroom, boom barriers at Entry & Exit of the complex and landscape courts. Lush green areas and ultra modern facilities are proposed to be the major attractions of the project, which will enable an individual to live a relaxed and comfortable life.

    In Earth Copia, the company is offering 2BHK to 4BHK apartments under two payment plans – construction linked plan and down payment plan. The prices vary with each plan as well as floor. Basic prices range from a minimum of Rs. 4,000 per square feet to Rs. 4,500 per square feet. Additional charges such as IFMS, EDC/IDC, club membership, power backup (5KVA mandatory), FFC, EEC and covered car parking are to be paid separately.

    We also measured the Usable Area to Super Area ratio for Earth Copia and found it to be around 71.3% which is in line with the broad range of 70% to 72% offered by the other builders.

    Earth Infrastructures Ltd. is a real estate group with more than 30 years of experience. During the last five years, the company has been engaged in developing and marketing of real estate. The CIN No of the company is U45400DL2007PLC164905. Mr. Avdhesh Goel, Mr. Atul Gupta, Mr. Rajnish Mittal and Mr. Vikas Gupta are the four directors of the company.  At present, the company is developing three residential projects Earth Towne, Earth Studio and Earth Copia. It is also developing a commercial project called Sapphire Court which offers 12% assured return with bank guarantee.

    OVERALL

    We feel that the location has a lot of potential as it is right on the Dwarka Expressway and is easily approachable from NH-8. The proposed diplomatic enclave in Delhi will also be at close distance. We also liked that the company has taken initiative to provide value added services to the residents, which may not cost much to the company but go a long way in helping the residents. We feel that once constructed, Earth Copia would meet the aspirations of its residents. With luxurious amenities, quality architecture, construction, and prime location, we expect the project to earn decent admiration.
