Higher Usable Area at Reasonable Price

The project is spread over an area of 18.5 acres and contains 2 BHK and 3BHK apartments. The company is also offering 1BHK fully furnished studio homes in this project. 70% of the area is open and comprises of splendid fountains and artificial lakes. The project is being built under the architecture of EIGEN, an international architect with synonym of high quality assurance who provides one stop solution for all designs. EIGEN has also been associated with Burj Dubai and The Dubai mall etc. The Contractor for Earth Towne is BL Kashyap, which is one of India's most respected construction and infra- structure development companies with a pan India presence.
LOCATION
Earth Towne is located at Plot No. GH-04 in Sector 1, Noida Extension. It is located on a 30 meter wide road which connects Noida Extension to Greater Noida. While coming from Sai Mandir (Noida), one has to take a right from the main roundabout of Noida Extension to reach Earth Towne. Balika College is also located in close proximity of Earth Towne.
We feel that the location has good future potential as the area around the project is also developing at a rapid pace, thus attracting the attention of various investors and builders.
FACILITIES

VALUE FOR MONEY
The basic sales price of Earth Towne varies from Rs. 1,950 to Rs. 2,250 per sq ft. depending on the floor and the payment plan opted by the customer. For example a first floor apartment under flexi plan would come at a basic sale price of Rs. 2,240 per sq ft. This price is inclusive of External development charges, Internal Development Charges, EEC, FFC, Electric Installation Charges, One Open Car Parking and Club membership charges. This makes things easier for the customer as he does not have to add up for each of these things separately (except for power backup charges). The total all inclusive cost of a 1,000 sq ft apartment on the first floor under the flexi plan would come at Rs. 22,70,000.
We also computed the usable area to Super Area ratio and liked the fact that it is over 78% whereas for other builder it is in the range of 70 to 72% only. For example, anyone buying a 995 sq ft apartment would get a usable area of around 776.8 sq ft. which implies more value for money for the customer.
We feel that the prices offered by Earth Towne are fair taking into account the increasing popularity of the location, exemplary facilities, architecture and higher usable area.
TRACK RECORD
Earth Infrastructure is a real estate group with more than 30 years of experience in the field. In the last five years, the company has been engaged in the marketing and development of quality real estate. The company is developing two residential projects by the name of Earth Towne, one of them will be in Noida Extension and the other one will be in Gurgaon. It is also coming up with a commercial project called Sapphire court which claims to offer 12% assured return with bank guarantee.
OVERALL
Earth Towne has been designed keeping in mind the aspirations of the middle class. We feel that since reputed names like EIGEN and BL Kashyap are associated with this project, therefore the customers can expect good quality construction and architecture in Earth Towne. We especially liked the higher usable area to super area ratio along with the reasonable price. An investor can expect a decent appreciation whereas an end user can expect good quality of life in Earth Towne. We hope that the company will live upto its tag line and construct this project “Direct Dil Se”.

I liked the project due to its good price and location but didnt know that architects are Eigen of UK. Hope that it comes up well.

Although, the price is reasonable and location ok, there is no past track record of the builders. It is heard that the builders were broker earlier, and now started as real estate developers. So, buy units in this project at your risk.
