Eastend Athena is a new residential project coming up in Noida Extension. The project is spread over an area of 17 acres of land facing 50 acres of green and has two sides open. The company plans to provide stylish 2BHK, 3BHK and 4BHK apartments in Eastend Athena. The architecture and project management is being handled by the reputed architect Hafeez Contractor.

LOCATION

Eastend Athena is located at GH-12A Sector-1, Noida Extension. At present, one has to take right turn from the first round about of Noida Extension to reach Eastend Athena. Once the new bridge on Hindon river is constructed, it would be the first project of Noida Extension from Noida / FNG.

However, we feel that it would take atleast 2-3 years for the construction of the new bridge and hopefully by that time Eastend Athena would also be constructed. This bridge will connect Noida Extension with FNG expressway and further with sec 78. Once this bridge is constructed then connectivity of Eastend Athena (and Noida Extension as a whole) to Noida would improve as the proposed metro station of Sector 78 would be just 4-5 km from this project.

FACILITIES

Eastend Athena plans to provide various amenities such as amphitheatre, swimming pool, club and jogging track etc. We liked the fact that there will be 3.5 acres of open green area in the centre and that the company has also adopted the 4 acre green belt (located next to the project) from the Greater Noida Authority.

VALUE FOR MONEY

The basic sale price at Eastend Athena is in the range of Rs. 1,860 to Rs. 2,300 per sq ft. The exact rate would depend on the floor and payment plan opted by the customer, for example, a first floor apartment under flexi plan would have a BSP of Rs. 2,200 per sq ft. In addition to the basic sale price, the customer will have to also shell out additional money for other charges such as covered car parking, IFMS, PLC, and EEC etc. The tentative all inclusive cost for a 1,000 sq ft apartment on the first floor under the flexi plan will work out to Rs. 23,05,000, which is slightly higher than that of the other builders.


We also computed the usable area to super area ratio for a 980 sq ft apartment and found it to be around 73.9% only, i.e. a customer paying for 980 sq ft gets usable area of 724 sq ft. This is slightly better than the range of 70% -72% offered by the other builders.

TRACK RECORD

Eastend Athena is being developed by Connoisseur Buildtech Private Limtied. They have also developed Eastend Apartments in Vasundhara enclave and high end Connoisseur Apartments & Souvenir Apartments in Gurgaon. The developer is known for timely delivery of the projects and may be that is the reason that builder is offering a penalty of Rs. 10 per sq ft for each month of delay in construction / possession of Eastend Athena, whereas other builders offer only Rs. 5 per sq ft.

OVERALL

The future of this project will depend a lot on the new bridge over the Hindon River, which will connect Noida Extension to FNG & Noida. Once this bridge is built then one can expect reasonable appreciation in this project. The price and usable area to super area ratio appear to be reasonable as compared to the other builders, however it is slightly expensive than the other projects in the same vicinity. We also liked the fact that the builder is offering a penalty of Rs. 10 per sq ft for each month of delay, which shows the confidence of the builder to complete the project in time.
