Elegant Ville is offering 610 units comprising of 2BHK and 3 BHK affordable apartments, in different combinations, so as to suit the requirements, preferences and budget of the people. The project is spread over an area of 5 acres of land and is proposed to be built on green building concept.

LOCATION

Elegant Ville is situated away from the noise and chaos of crowded cities, at Plot No. 6, Tech Zone – 4 in Noida Extension. Elegant Ville is located near Amrapali La Residentia and Sarvottam Institute of Technology & Management is also in the close vicinity.  However, the plot is little inside from the main road and one has to take right from the main round about of Noida Extension and then again a left turn from the main road to reach Elegant Ville.

FACILITIES

Elegant Ville would be providing various up-to-date facilities like Water and Palm Plaza, Amphitheater, Skating Rink, Swimming Pool & Kids pool Club, Party Lawn, Exercise Station, Kids Play Area, Jogging Track, Half Basket Ball Court, Badminton Court, Net Cricket Pitch, Volleyball Court, and Ample parking space. The builder is also providing modular kitchen, wardrobes and electrical fitting during the inaugural offer, which in our opinion is a welcome step. We are of the view that facilities provided at Elegant Ville are at par with other projects in the same vicinity.

VALUE FOR MONEY

Elegant Ville is offering its apartments in the (basic) price range of Rs. 2,005 to 2,415 per sq.ft.  The exact price would depend on the payment plan and the floor one opts for. For example: a first floor unit under flexi plan would cost around Rs. 2,285 per sq.ft . 

The project has put forward a special offer for first 200 flats, in which open parking, power back up (upto 1 KVA for 2BHK), club membership, lease rent, EEC and PFC, which would be provided free of cost. However, the customer will have to still pay for IFMS, Covered car parking, power backup charges (in excess of 1 KVA for 2 BHK) etc.

We also computed the tentative all inclusive cost of 2BHK apartment (measuring 1,000 sq ft) on the 1st floor under the flexi plan and it came at around Rs. 23,20,000 which is slightly higher than that other projects.

We also measured the usable area being offered by the builder and found it to be around 70.3% of the super area which is in line with the broad range of 70-72% offered by the other builders. For example in a 970 sq ft unit, the buyer will get usable area of around 682 sq ft only.

TRACK RECORD

Elegant Ville is the first project of Elegant Infracon. The promoters of the company claim to have been into the real estate business for many years. Their website mentions that they have a team of learned architectures, building planners and engineers, but does not provide any information about the projects developed by the promoters in the past.

As Elegant Ville is the first venture of the company, therefore a lot will depend on the successful completion of this project. We feel that if the company is able to complete this project successfully then it will be able to create its mark in the real estate industry.

OVERALL

We feel that Elegant Ville is one of the many projects on offer in the Noida Extension area. The builder is new and is developing a small project to test the waters and as a result has kept the prices higher than the other projects. The location is also slightly in the interiors, therefore making it slightly far from the main road, main round about etc. However, we liked the fact that the builder is providing modular kitchen, wardrobes etc during the inaugural offer.
