Hi Friends
I purchased a flat with in this property and was promised possession by March 2012, nothing seems to be in near future. Sales representative are saying not sure even till July. Since last 6 months there is only brick work going on !! Pictures of the construction site show no improvement or completion. Its still shabby and looks like a dump yard.
I really pray and hope, this builder is not cheating us on promises shown in the brochure. I bought this house for my old retiring father after a painful long life of working. I m so much hoping not to get cheated.
Also I had requested, literally requested with hands folded to replace western toilets with Indian style. I duly submitted the request on paper with assurance it will be done at no extra cost. And yet now the sales representative says it cannot happen or we have to shell out more money. How unfair and unethical is this.
When I was buying the property. During the signing of papers I was told legal charges are INR 3000, when we went to office of registration, the crook employees of runwal builder office charged me INR 4000 saying I have to pay else paper work will delay by 3 – 4 days. He knew I had to report back to work in another city soon. This is the level and greeed.

Investor Beware this builder woks on the principle of Simon SaysCan you believe that the builder Runwal is asking for Rs. 300/sqft Transfer fee payable in CASH ONLY for selling any of the flats booked with them. This is a record high for Pune. First time in Pune does a builder ask for Rs300/sqft as transfer fee to be paid in CASH only that too for a BUDGET project. How do they expect the common man who is going in for a loan to come up with that much money in BLACK/CASH.Whats more they say the transfer fee will go up as the property appreciates! Wow where will they stop @ Rs 800/sqft transfer fee.......lmao

Quality of finishing Runwal has provided inside the apartment is 3rd grade and absolutely unacceptable. I am facing the following issues:
- Ceilings are unevenly done in each and every room.
- Walls r unevenly done and haywire in each and every room.
- Electrical fittings are useless and need replacement.
- Granite fitting is so low in kitchen.
- Sliding windows are all disoriented already and dont close up. Insects and rodents easily find their way in our houses as if they are sharing their space with us.
- Jaguar fittings were promised and some 3rd grade Aquel fittings r provided which might or might not last for 6 months. Every fitting had leakeage issue and the plumber had to fix them up.
- Shiny vitrified floor tiles were promised. Some crappy looking tiles are provided which are name sake vitrified tiles and due to show their true color in a year or two. On top of it every room has 1 or 2 tiles chipped or cracked or scrathched.
- Washroom tiles are so disgusting that even if u puke on those tiles ur puke will get dirty but those tiles can't get any dirtier. Tiles are not cemented properly and a few of them are ready to fall off from the wall at the word go. Alignment and placement of tiles couldn't get worse. Every tile is placed in a different angle and there is enough space for ants or insects to settle between the gap in the tiles. White cementing between tiles is not done properly. Big holes are done for pipe outlets as if they want rats also to pass through those holes in addition to pipe outlets.
- Third grade commord and washbasins r provided as compared to what was promised.
- Gosh those bathroom doors can't get worse man. U got to get paid to use those doors. Their locks dont even have keys and all 3 of them are already disoriented. The wood inspite being painted has already started rotting in 15 days of my stay. What kind of disgusting human you got to be to fit those doors in a new apartment. Grossly disgusting.
- Entrance door or bedroom doors are also equally 3rd grade as opposed to what was promised.
On top of it contractors are acting smart and telling us on our faces to go to hell. When a complaint is made to their admin team all they say is that our hands are tied and we cant do much.
Every Runwal employee gives a crappy excuse that all this is because of frauds done by ex-Runwal employees. In other words, we as buyers of property at Runwal are victim of frauds done by ex- or existing employee. If this is true what are those dumbsters in Mumbai getting paid for. What the hell is Runwal getting paid for. What are the investors of Runwal doing? Where the hell is management. Why do I care if there were any frauds? I have paid my share of money and I want what was promised. I care a damn about ur mother fucking problems.
I simply cant grasp or understand what kind of principles/values does Runwal have to give this kind of work to ppl who have spend north of 50 lakhs for 1000 sq ft area. I am pretty much convinved that Runwal doesn't care about these things and just selling off these things to dumbsters like us.

For prospective buyers.... Dont even think about Runwal Euphoria to purchase a property there... Those people r a bunch of insensitive businessmen without any ethics or policies.... Neither do they finish their projects on time...nor do they have a compensation mechanism for delayed deliveries... When u talk to their staff you get a strong feel that you r talking to a log of wood... If u still r interested in that project I would recommend you to wait till they complete the entire project and take ready possesion.... Dont invest in advance.... Runwal's are the biggest cheaters you don't want to deal with... Keeping distance from them is a definite 'YES'. Catch up Runwal Euphoria or related pages on FB to get more action around this...
Booked in August 2009 hoping to get the possesion in Dec 2010... Still waiting....
Builder is not giving final possesion dates.. Its almost delayed by 8-9 months & no changes as yet in property.

While booking the flat bulder has promised to give flat by April 2011. But its delayed by almost 8-9 months as yet. Builder is saying flat is 95% ready however not still confirming on possesion dates. On the top of that Runwal is demanding for all money. And recently asking for more money for grills saying for uniform looks. Every builder gives grills n addition things without additional charges.
Builder has promised for giving Inverters in all flat and now they are also not giving that saying it will cost more. None of the sales agents picks up the call from buyers to explain why this delays are happening. While selling builder has promised that if possesion is delayed we will pay for rent. But there is no any update on that to anyone. Seems like builder is running short of money and hence they are not able to complete the buildings. Very very bad experience of booking flat with them.
