After Gaur City 1, Gaursons has launched a new project Gaur City 2. It is a futuristic township spread over an area of 112 acres of land in Noida Extension. Gaur City 1 and 2 will be complete townships with stadium, offices, schools, hospital, multiplex, hotel etc. The project is being undertaken under the renowned architecture of RSP, Singapore.

LOCATION

Gaur City 1 is located in Sector 4, and Gaur City 2 is in Sector 16 C, Noida Extension. Gaur City 1 is one of the first townships of Noida Extension and is located on the first round about of Noida Extension. In fact, Gaur City has become one of the major landmarks in Noida Extension. Gaur City 2 is also located close to Gaur City 1 but has an entrance from the road connecting Noida Extension and NH-24. It has good road connectivity from Noida City Centre, Sai Mandir etc., but the road connecting to NH-24 is yet to be developed.

It is expected that in order to have better connectivity with Noida Extension, Metro may also be extended to the first round about of Noida Extension. We feel that residents of Gaur City 1 will be the prime beneficiaries of this as the nearest metro station would be at walking distance. However, residents of Gaur City will have to walk / drive a little bit to reach the metro station. Once the road connecting Noida Extension with NH24 is developed, the connectivity to Gaur City 2 will also improve.

FACILITIES

Gaur City will have all the usual facilities like swimming pool, jogging & cycling track, water bodies, gym, badminton court, kids’ park, amphitheater, aerobic studio, play school with crèche etc. In addition to them, the residents can also enjoy other exclusive facilities such as a mall, stadium, senior secondary school, hospital, multiplex, club and a hotel within the complex. The idea behind this township development is to provide everything inhouse so that the residents do not have to go out and all their requirements are met within the complex itself.

VALUE FOR MONEY

Gaur City has different prices for different towers (Avenues). We analyzed the pricing of its latest offering GC 16 and found that the Basic Selling Price (BSP) varies from Rs. 1,960 to Rs. 2,655 per sq ft. and includes most of the other charges such as Lease Rent, EEC, FFC, Club Membership & Covered Car Parking. For example a first floor apartment would cost Rs. 2,170 per sq ft under the flexi plan.

In our opinion, it is a positive step from the builder’s side that all the other charges have been included in the BSP so that there are no surprises in the form of hidden charges for the consumer. However, the consumer still has to pay separately for the Floor PLC, Electricity Connection, Power Backup and IFMS. The tentative all inclusive cost of a 1,000 sq ft apartment on the 1st floor in GC-16 under flexi plan would be around Rs. 22,30,000.

We also computed the usable area to super area ratio for apartments in Gaur City 2 and noticed that it is around 69.7% which is in line with 70-72% usable area offered by the other builders.  In other words, a customer who is buying a 1010 sq ft apartment will get usable area of 704.4 sq ft as shown in the table.

TRACK RECORD

Gaur City is a joint venture between Gaursons India and Saviour Builders. Garusons is famous for building better, stronger and spectacular homes. The company has a proven track record of delivering what it promises. It is quite popular in Delhi NCR especially in Indirapuram and has been in existence since 1955. Saviour Builders Pvt. Ltd. is also well-known for its commitment to quality and is a respected name in the real estate industry.

OVERALL

Gaur City is probably the biggest project in Noida Extension and has already become a major landmark. Location of Gaur City 2 is slightly in the interiors but it can be afforded by the middle class and upper middle class. The builder is also providing exclusive facilities which are not there in other projects. Therefore anyone looking for a ‘city in city’ experience from a reputed developer can consider Gaur City.
