Gayatri Aura is the new residential community coming up in Noida Extension. It is being developed by Gayatri Hospitality and Realcon Ltd. (GHAR Ltd) and would contain 2BHK, 3BHK and 4BHK apartments spread over an area of 17.5 acres. The company plans to complete the project in 36 months.

LOCATION

Gayatri Aura is located in sector-1, Noida Extension. Currently, one has to take a right turn from the main round about of Noida Extension to reach Gayatri Aura. However, a new bridge is proposed over the Hindon River which will connect Noida Extension with Noida Sector 78. Once this bridge is constructed, then the connectivity to Gayatri Aura (and Noida Extension as a whole) will improve substantially as this bridge will directly connect it with FNG. Moreover, the proposed metro station of sector 78 would be around 4 kms from Gayatri Aura.

FACILITIES

Gayatri Aura is offering “resort style environment” comprising of various recreational facilities such as party rooms, community halls and health centres. Some of the amenities to be provided at Gayatri Aura include a clubhouse, jogging track, health club, party lawns, community halls, swimming pool etc. The company plans to make the building earthquake resistant and also provide centrally monitored Security System.

The project also has 50 acres green area on the opposite side of the road so that the residents can get unhindered view of the greenery.

VALUE FOR MONEY

Gayatri Aura is offering its apartments at a basic selling price of Rs. 1,800 to Rs. 2,345 per sq ft. The exact price would depend on the floor and the payment plan opted by the customer. For example, a first floor unit under flexi plan would cost Rs. 2,080 per sq.ft. We liked the fact that the builder has included all the other charges such as car parking, Power backup (1 KVA), Club Membership, FFC & EEC etc in BSP itself. However, one has to pay for lease rent, IFMS and PLC (if any) separately. The total cost of a 1,000 sq ft apartment on the first floor would cost around 21,45,000 under the flexi plan, which is slightly lower than the other builders.

We also measured the Usable area to Super Area ratio and found it to be around 68.8%, which is slightly less than the broad range of 70% to 72%.
For example in a 2BHK unit with super area of 1015 sq ft, the customer gets usable area of around 698.5 sq ft.

In our opinion, Gayatri Aura has taken a positive step in the right direction by keeping the prices reasonable and including all the other charges in the BSP itself, so that the customer is clear about how much he / she has to pay.  At these prices, the middle income groups would be able to fulfill their desire of living in a comfortable environment at Gayatri Aura.

TRACK RECORD

Gayatri Group was incorporated in 2004 and is a pioneer in providing affordable living solutions. The company owns a large land bank on strategic locations. The group has already delivered a few projects in Agra (U.P.) and has now entered Delhi NCR with its maiden project Gayatri Aura.

OVERALL

We liked the pricing of the project as it is one of the few projects, which is truly affordable for the mid income group. Although, the usable area is slightly on the lower side but the price and the facilities compensate for it.  The location has future potential but a lot will depend on the construction of the new bridge on the Hindon River as it will improve the connectivity and will result in appreciation in the value of the apartments in Gayatri Aura.
