I think that if you are planning to invest in this property then it would be a good idea. This is a booming area with lot of IT professionals, BPO executives and also students. You can get good rental as the demand for a place in this area will be higher and you may end up getting good rental value. There is Symbiosis College , Allard Institute and lot of upcoming management institutes in this area. So you may always get students to give up the place for rental purposes. But do bargain with the buyer so that you can get a better deal from both the sides.

The builders at their own will are increasing the prices and expecting the buyers to pay up much more than the actual property rate. The builder is quoting between Rs 3200-3250 for the apartments. I think this price is high as there is no proper road yet developed to this project. The amenities are also on the average with not much attractive offers. So please negotiate with the builder before you actually plan to buy the house.

I saw the layout of the project and fell that it is located in the heart of the IT park. There are a lot of software companies as well as educational institutes located in this area. So it would be a good option for people working here. But you will have to use your own vehicle to drive around as the public transport has not yet developed in this area. In the peak hours due to congestion from the company cabs and vehicles you will get delayed stuck up in traffic otherwise it is a good location and the builder has also not crowed the project with too many apartments and floors.

rates - increased from 3200 to 3550 just because blue ridge- paranjape increased but there is no actual sell.
plot was in litigation as construction was not started and it got scrapped last year and started new this year, but again only 2 bldg got clearence so be careful as builder is trying to recover all the lossess so don't know what kind of material will be used etc...
plot also contains commercial property by kolte patil in the same area so no good for residential property...
location is good but consider the above points.
