Gulshan I-Homz is the new residential project by Gulshan Homz in Noida Extension. The residential complex would have a host of unique features and amenities. 2BHK, 3BHK and 4BHK apartments are being offered to the residents of Gulshan I-Homz. The company is positioning Gulshan I-Homz as personal space of an individual and therefore the name “I-Homz”.

LOCATION

Gulshan I-Homz is located at Sector 16B in Noida Extension. To reach Gulshan I-Homz, one has to drive straight from the main round about of Noida Extension (while coming from Noida / Sai Mandir) as the project is located in between first and second round about. However, the project is not on the main road but at the backside of another project (Ajnara Homes), which gives it less visibility as there are plenty of other projects coming up on the main road itself.

FACILITIES

The amenities at Gulshan I-Homz include indoor games, jogging track, gymnasium, swimming pool, coffee shop, amphitheater, 24x7 security and many more. Each apartment will have internet and intercom connectivity. The complex would also contain business lounge, sports facilities, gym and play area for the kids. The company also plans to have 80% green area.

VALUE FOR MONEY

The Basic Selling price (BSP) at Gulshan I-Homz varies from 1775 to 2120, depending on the floor and the payment plan opted by the customer. For example a first floor unit under the flexi plan would come at a BSP of Rs. 2,020 per sq ft. Although this price includes EEC, FFC, Club membership but one covered car parking is mandatory, which itself costs Rs. 1,75,000. Moreover, the builder has included power backup of 500kv only in the basic sale price whereas other builders include atleast 1KVA.

In addition to this, a customer has to pay for Lease Rent, IFMS, Covered Car Parking (mandatory), Power Backup charges (in excess of 500kv) and Electricity Load Charges separately. Therefore the total cost for a 1,000 sq ft apartment on the first floor under the flexi plan would go to around Rs. 22,92,500. Any view PLC will be charged in addition to this amount.

We also measured the Usable Area to Super Area ratio and found it to be around 71.9% which is in line with 70% to 72% as offered by the other builders. For example, a person buying a 975 sq ft apartment in Gulshan Ihomz would get usable area of around 700.8 sq ft only.

TRACK RECORD

Gulshan Homz is a real estate company which has grown in a massive way over the last two decades of its existence. Earlier the company was involved in the construction of independent houses in East Delhi. Later, it expanded its business into Multiple Housing Projects in Delhi NCR. After many years of struggle, the company is now well known for delivering quality construction and luxury apartments.

Till date, the company had delivered various premium residential projects such as GC Grand & GC Centrum in Indirapuram, and GC Emerald Heights in Vaishali.  The other recently launched projects include Homes 121 (in association with Ajnara) in sector 121 and Gulshan Homz Vivante on Greater Noida Expressway.

OVERALL

The location, which is of utmost importance while buying real estate, is not very attractive in case of Gulshan Ihomz. The project is located in the interiors and at the back side of another project. It is further down the road from the main round about of Noida Extension. However, higher usable area gives some comfort to the customers. Gulshan Homz is known for quality construction as evident from its past projects in Indirapuram, therefore we hope that the company will also construct its first project in Noida Extension (Gulshan I-homz) on similar lines and add another feather to its cap.
