The IITL Group and the Nimbus Group are coming up with a 20-storey residential development, The Hyde Park, in Sector 78, Noida, which is next to Sector 50. The promoters have billed it as a green building development, listing “energy efficient living, unpolluted life and substantial reduction in operational cost” as the prime USPs of the project. The Hyde Park will come up on 14 acre of land with 20 lakh sq feet of built-up area. In keeping with the green building development concept,82% of the project will be open landscaped area, according to Bipin Agarwal, promoter of IITL and Nimbus Groups. The prospectus of The Hyde Park lists some project highlights: Location advantage: Located in the heart of Noida, in Sector 78 (fully inhabited locality near Sector 50) Good connectivity from every point in the NCR 10 minutes from the shopping hub of Noida, Sector 18 1.5km from Sector 50,Noida 3km from Sai Dham 3km from the City Centre Metro station in Noida 4km from Fortis hospital FNG expressway is about 2km away Top-end schools like DPS, banks, and shopping malls like Shopprix Mall (in Sector 61 with one of the best food courts in Noida) and Great India Place (in Sector 38A,Noida)

I guess everybody has his/her own experience to share, some good some bad. I have booked a 1750 sq.ft apartment in Hyde Park and personally i have been delighted so far by the project staff. Vivek, one of the project managers there has been extermely helpful in all regards, be it related to loan arrangement, document processing, giving specific details on project plan as well as setlling all my doubts related to land ownership, layout etc.
I had been looking to buy a house for the past 8 months and I finalized this one after a lot of search. I am very satisfied with the deal I have got and I believe that given that 3C sports village is expected to come up at 4000/- sq ft. and Maahagun Manor, already at 4200+ (both adjacent to Hyde Park), this project offers a safe haven from both an investment perspective as well as for accomodation.
Have no qualms with this project so far and hopefully they would deliver on time. Had a good discussion on work progress as well wherein the staff explained to me that laying the foundation of the building is the most time consuming, post that it takes 1-1.5 mnths to construct each floor. Also there loading at 18-20% is way lower than most of the other projects. From an investment safety standpoint, LIC is one of the project funding partners and is also a loan provider, infact LIC has around 250 flats booked in this project, which is a big plus. Nimbus is a listed group, hence corporate governance should be better compared to the other groups.
At the price they have offered and their location, couldn't find a better deal.

Hi ,I have been planning to invest me In IITL - Nimbus , the Golden Palm project in sector 168,Noida.I have seen all of your complaints. I want to go with Flexi-Plan and They are saying we will take care of your loan processing . You need not to worry about that.One thing that I noticed is There is hardly any construction in Hyde Park till date and Bhumi Pujan was done in Dec 2010.I like the location of their plot . Please suggest should I invest in this project or not.Is the builder approved and are you guys are still getting problems with the loan.Please guide me on this .Thanks n regards,Harpeet

Hi Guys,I booked a 1010 sq feet appt in Hype Park in Towers X. While completing the loan process i got to know that still the tower is not bankable.I have to make a second payment of 30%. i talked with the hyde park folks but they are saying i have to pay. or they sggesting me to change the plan to CLP.but this is rediculas that after 1.5 months later of booking their tower is not bankable and still they are asking for money.How one can pay them?it's all therie fault...guys pls help ASAP or i think I should cancel the booking... I am into real estate dealings and have seen builders/advisors duping customers all the way they can. Its good to see that Indian Property Review has strated reviews and ratings on the real estate projects. But they must have their limitations/inclinations, therfore I request users to come in and post reviews frequently to help other real estate buyers in making investment decision. I am also one of the unlucky person booked flat in HYDE Park, Noida. They are big cheaters.Initially they made all committments for booking their flats and finally did not stand with their wordings. I booked two flats under flexi and paid 15% amount very before time, but loan payments could not be arranged because these peoples did not give documents after calling everyday. While booking they committed for 90 days payment and later on they refused, and did not stand on their words. Now loan payments could not be arranged and payments could not be made on time so these buggers are crying to change payment plan and charging me more. Their whole staff are big liars, one will make some commitmment and others will refuse for that. They have not at all any coordination and abuse each other. Sales representatives will present it in nice way and will attract lots of bookings and marketing peoples will bother you lot for payments and their documentation department will not help you in any documentation work and finally you will be caught. So be aware and stay far from them.Better someone should complain in some consumer forum or somewhere else. More responses will be appreciated.

Hey we booked a flat in Hyde park and now it is approved from LIC housing finannce.. So, no issues related to loan disbursement. This seems to be the only apartments whose sample flat is even ready from long and the construction is in full swing.

I booked a flat in HYDE park i tried to enquire for loan but the banks which builder is telling are refusing for the approvals,i have been to every bank they told they are approved from every one is saying not approved.

I am one of the unlucky customers who booked a flat in this scheme under the flex-plan. Almost 2 months are coming to end since then and the project plan approvals are far from being obtained. As no banks are giving approving loans due to incomplete approvals, they are actually one of those rare developers asking the customers to deposit next 30% payment (which is due after 60 days) or pay penalty. Almost all other builders that I know of do not ask for payment till approvals are in place and the banks can lend.
Unless they change their policy, customers should stay away....
The sales executives are the worst of the lot and the company officials are evasive and even bigger liars than the general industry standard (or lack of it)....

I have booked a flat in the goden palm nimbus,locate sector 168 noida expressway under construction link plam in the month of may,2011 and I am getting the due payment request from buider everymonth for next 20 % payment although the bank has not approved the loan on this property.
In last week of nov,2011 I got a letter that they would cancell my booking incase i dont pay the next 20 % within 10 days...
Does anyone has invested in the golden palm,numbus and what is his experience ...what sould I do now when bank as not approved the loan on this property.


Hi Akash, They are doing the same to me, and perhaps many others. In my case, I had booked an apartment from my retired mother's savings in the Express Park View II located on Yamuna Expressway under CLP at an all inclusive price including 1 PLC, and Other Charges clearly marked as free (as filled and signed by me on the application form, submitted via their channel partner Mr Uttam Singh) and had deposited 10% as the booking amount. 1.5 months later, when the property rates had been revised and the free parking has become paid, I received the receipts of my payments along with a Provisional Allotment letter and the demand letter for another 10%. To my surprise, the letter bore a different unit number and floor from what I had applied! Not only this, I came to know after inspecting my application in their records that my original submitted/signed form had been tempered with and not only the Unit number had been manually overwritten , an additional amount of Rs 50,000 had been blatantly added under the total amount manually without my consent or knowledge! The edits on my form also bore the signatures of some of the marketing team members who at their own will had made these changes and accepted my application form without consulting me! There was absolutely no communication to me on the additional cost they had added to my form! Had I not gone ahead and voluntarily checked my file in their office, I would have never known they had added the total cost on their own!
