A Good Project on the Bangalore Highway

Papillon is a new residential project launched by Kumar Builders on the Pashan Sus Road near the Bangalore Highway. It is located at a prime location with good connectivity to the Pune city. The project comprises of 2BHK and 3BHK apartments located in 3 different towers. The towers are oval shaped with the 3 side open concept. Each tower consists of 9 floors with 4 flats on each floor.
The project was launched by Kumar Builders and is set to be completed by Dec 2010. The work of plastering is over for all the 9 floors till date. The architecture for the project has been designed by Too Architecture Pvt. Ltd and the RCC Consultant is Sunil Mutalik.
LOCATION
Papillon is ideally located on the Pashan Sus Road near to the Bangalore Highway. You can actually see it on your left hand side from the highway on the way to Pune from Mumbai. A side road from the Highway has been given to go to the project. It has connectivity to the nearby Hinjewadi IT Park and also connected to prominent areas like Aundh, Pashan and Shivajinagar. It is also located near the Pashan Lake which makes it a desirable place.
FACILITIES
The builder is providing with basic amenities like gymnasium, club house, children’s park, landscaped garden, intercom facility, generator back-up for lifts, elegant entrance foyer, piped gas connection and concealed plumbing. These facilities today are provided by most of the builders so nothing special about the amenities and specifications at Papillon.
VALUE FOR MONEY
Kumar Builders is providing these apartments in the price range of Rs 35.30 lac to Rs 48.86 lac for 2BHK and 3BHK apartments with an area ranging from 1070sq ft to 1420 sq ft. There is no doubt that the prices are on the higher side and the builder wants to earn on this prime location. The price of the apartment is not inclusive of the MSEB, Parking charges, Maintenance, Club charges and PLC charges. Thus, we are of the opinion that the prices are on slightly higher side due to its location.
TRACK RECORD
The Group was established in 1966 and mainly catered to the rental segment. Later on the company progressed and expanded into the construction of apartments followed by bungalow projects and commercial complexes. Now, it has also diversified into IT Parks and mega luxurious properties. The company has created a name for itself in each field it expanded. Kumar Builders won the award for Well Built Structure in 2007 for one of its prestigious projects. It has many prominent projects going on in the Pune city.
OVERALL
In our opinion, the project looks good and is targeted at the IT people and the upper middle class group. The amenities are basic with no special attractions to attract the customers. The prices are on the higher end but are expected to appreciate once the construction is complete. Overall a good project with good connectivity but is expected to get noisy and polluted in the coming years due to its proximity to the Highway.

This project is a small one but this area is easily accessible and near to the highway too. The project has been long time delayed. I heard that in the cash crunch faced by the builders the work on the project was completely stopped in mid-2009. However they are near to completing the 6th floor by now. The builder has kept the customers guessing on the possession and completion dates. Its a wait and watch game. So ask the builder what he actually plans and what will he be giving at the end of the year 2010. You are no fool to keep your money locked in this project for long.
