LOCATION

Mahagun Mywoods is located in Sector 16C in Noida Extension. The location is in the interiors and to reach the project site, one has to take a left turn from the main round about of Noida Extension (while coming from Noida / Sai Mandir side) and then another right turn from the main road. One can also come from NH24 (Ghaziabad side) but the road connecting NH24 with Noida Extension is not in proper shape and is yet to be developed. However, once this road is developed, then the accessibility to Mahagun Mywoods may improve. Moreover, a Sewage Treatment Plant (STP) is also in the close vicinity, which is a disadvantage and affects the locational value of the project.

VALUE FOR MONEY

Mahagun Mywoods is offering its apartments at basic selling price of Rs. 1,790 to Rs. 1,990 per sq ft. However, the customer has to pay a floor PLC of Rs. 10 to Rs. 270 per sq ft. The exact rate would also depend on the payment plan opted by the customer. For example: a first floor unit under flexi plan would come at a basic sale price (BSP) of Rs. 2,160 per sq ft. The customer will have to also pay Rs. 150,000 for covered car parking, Rs. 15,000 per KVA in excess of 1 KVA provided by the company and Rs. 25 per sq ft for the IFMS.

The total cost of a 1,000 sq ft apartment on the first floor would come to Rs. 23,50,000 under the flexi plan. We feel that this is slightly higher than the price offered by the other builders.

We also measured the Usable Area of the 935 sq ft apartment and found it to be around 675.5 sq ft only implying a Usable Area to Super Area ratio of 72.2%, which is in line with the 70% to 72% range offered by the other developers.

We feel that the project is located in the interiors and is available at higher prices as compared to the other projects in the same vicinity. It appears that the builder is charging a premium due to its brand name as the facilities are at par with other builders. However, we liked the fact that the builder is offering reasonable usable area, which is in line with the other builders. Moreover, the builder has an established track record which gives us a comfort that the builder will adhere to the quality standards and will try to complete the project in time.
