    Panchsheel Hynish is a new project by Panchsheel group. It is offering 2 BHK and 3 BHK apartments on a two side open corner plot situated on crossroads of a 60 meter raod on the front and a 24 meter road on the side. The project has been planned in such a manner that there will be no overlooking balconies to take care of privacy of the residents.

    LOCATION

    Panchsheel Hynish is located in Sector 1 of Noida Extension and at present one has to take a right turn from the Main round about of Noida Extension to reach the site of Panchsheel Hynish. However, a new bridge is proposed on the Hindon River which will connect Noida Extension with Sector 78 of Noida. Once this bridge comes up then the connectivity to Panchsheel Hynish (and to Noida Extension as a whole) will improve as one would be able to reach proposed metro station at sector 78 from Noida Extension in no time. Moreover, it will also be next to the proposed FNG Expressway, which will further improve the connectivity.

    FACILITIES

    Panchsheel Hynish will be enriched with all modern facilities which include Intercom facility for security, Energy efficient building, Rain water harvesting, Centralized water waste management, Emergency alarm system, Sewage treatment plant, Basement and Open car parking, 24 hrs water supply, Play school and crèche, Convenient stores, Amphitheatre, Banquet, and 3 tier security etc. It also plans to provide various sports facilities such as badminton, skating rink, heated pool, fitness centre, spa and Jacuzzi etc.

    VALUE FOR MONEY

    Panchsheel Hynish is offering apartments in the price range of Rs. 1,848 to Rs. 2,100 per sq ft. The exact price would depend on the floor and the payment plan opted by the customer. For example, a first floor apartment under flexi plan would cost around Rs. 2,094 per sq ft. It includes few of the charges such as one time lease rent, EEC, FFC, Club membership, and 1 KVA power backup. However, the buyer will have to pay extra for IFMS, Covered car parking (as builder is not providing open car parking), power backup charges (in excess of 1 KVA) and PLC (if any). The total all inclusive cost of a 1000 sq ft, non-PLC unit on the first floor under the flexi plan would come at Rs. 22,79,000.


    We also computed the Usable area to Super Area ratio and found it to be around 72.1% which is in line with the 70-72% offered by the other builders. For example, a 900 sq ft unit will have around 649.2 sq ft of usable area as shown in the table.

    TRACK RECORD

    Panchsheel Group (a noted builder of Ghaziabad that has now come to NCR), was founded by Mr. Ashok Chaudhary. Panchsheel Group has already executed few projects in the NCR region. The company plans to build townships that would provide affordable quality life at locations that are refreshingly away from the hustle-bustle of the city life, yet within commutable distances.

    It has already completed various projects in Delhi / NCR. Some of them are Panchsheel Park Colony, Ashok Vatika, SPS Residency, EORU apartments, and SPS heights. Some of the ongoing projects by Panchsheel Group are Panchsheel Greens, Panchsheel Wellington and Panchsheel Primrose.

    OVERALL

    The future of this project will depend a lot on the successful construction of the new bridge on the Hindon River. As of now the location may appear to be a little interior but with the construction of the new bridge it will have easy accessibility from Noida Sector 78. We feel that Panchsheel Hynish is offering good facilities at reasonable prices. The builder also has experience in developing similar projects and we liked their focus on developing affordable housing away from the main cities. Overall, it appears to be a reasonable project targeted at the middle class.

Panchsheel hynish has good location considering that it has gree area in front of this and in future there will be no high rising building in front of it. Also connectivivty is going to be very good once purposed bridge will be constructed connecting sector 1 of Greater Noida to sector 78 in Noida. Construction already started for Hynish as Foundation work is already completed. So one can hope getting possesion in 27~30 months as panchsheel has good track record and its plot size is one of the smalllest(around 7 acres) comparing with othre projects. Also this is better place for residential property as it is few meters away from main Road , thus you avoids noise and various pollution due to heavy traffic on main Road.

Panchsheel is a reputed builder with few projects currently underconstructions.  Construction of Hindon bridgre is not a big concern, as it will get constructed sooner or later. Also, Noida Ext. & Noida Expressway is a cash cow for builders and our politicians. These stakeholders will anyway do everything to sell their projects. Overall the project seems to be good.
