Paramount is coming up with a new project - Paramount Emotions in Noida Extension. It will have 2BHK and 3BHK spacious apartments, enriched with modern amenities. Paramount Emotions is based on a theme in which residents of all the apartments will get a nice view as they are positioned on a centrally green plot.

LOCATION

Paramount Emotions is located in Noida Extension and is in close vicinity of FNG corridor. While coming from Noida / Sai Mandir, one has to take a right turn from the main roundabout of Noida Extension to reach Paramount Emotions. Although, the project is slightly down the road, but since this road further connects to Greater Noida, therefore the project can have easy connectivity from Noida as well as Greater Noida.

FACILITIES

The facilities that would be provided at Paramount Emotions have been classified into three broad categories viz daily need facilities, club facilities and ambience. Daily need facilities include convenience shopping centre and unisex salon. Club house facilities comprise of gymnasium, swimming pool, indoor games, business lawns, cafeteria, and spa. Facilities with respect to ambience include wooden flooring in master bedroom, high speed lifts, hi tech security, earthquake resistant structure, and theme based landscaping.

VALUE FOR MONEY

Paramount Emotions is offering its apartments at a basic selling price ranging from Rs. 1,785 to Rs. 2,215 per sq.ft. The final price will depend on the floor and the payment plan opted by the customer. For example a first floor unit under the flexi payment plan would have a BSP of Rs. 2,090 per sq ft. We liked the fact that BSP includes most of the other charges such as Fire Fighting, Electrification, lease rent, club membership, and power back up (upto 1 KVA) etc. In addition, the builder is also providing wood work in cupboards, and semi modular kitchen with R.O. free of cost.

However, a customer will have to pay separately for Power back up (in excess of 1 KVA), covered car parking (mandatory) and IFMS. The total all inclusive cost of a 1,000 sq ft apartment on first floor under flexi plan would come at Rs. 21,95,000, which is in line with that of other builders.

We also computed the usable area to super area ratio for apartments in Paramount Emotions and noticed that it is around 70.6% which is in line with the broad range of 70% to 72% offered by most of the builders. In other words, a customer buying a 995 sq ft apartment will get usable area of around 702 sq ft (as shown in the table), which is quite reasonable. We feel that the prices are fair and other free facilities & reasonable usable area make the project more attractive.
