Project Description

Patel launches one of the benchmark project neo city at noida extension. It will consist 2 & 3BHK premium flats with innovative project layout and good flat layout. Possession of the 1st phase will be in 18 months. All flats will be park facing and project will be constructed by using new technology like walls will also be o concrete no brick will be used in it

    Patel Neotown is the first residential project of Patel Group in Noida Extension. Patel Neotown plans to offer a complete living experience spread across 24 acres of a well-manicured, nature friendly environment. The project will consist of 2 & 3 BHK park facing flats with all modern facilities.
     
    LOCATION

    Patel Neotown is located in Noida Extension, a hub for affordable housing.  To reach Patel Neotown, one has to take a right turn from the main round about of Noida Extension (while coming from Noida / Sai Mandir) to come on the 30 metre road connecting Noida Extension with Greater Noida. The proposed FNG corridor will also be in the close vicinity of the project. This area is fast developing as a number of other projects are coming up and Balak Inter College and GNOIDA flats are also nearby.

    FACILITIES

    Patel Neotown plans to provide amenities to suit resident’s lifestyle. Planned amenities include clubhouse, gymnasium, swimming pool, spa, jogging and cycling tracks, roller skating tracks etc. It will also take care of the resident’s needs to rejuvenate by providing an aroma garden, senior citizen’s park as well as a Garden of 5 senses. For the residents interested in sports related activities, there will be space for golfing (putting), tennis, badminton, basketball and cricket. Patel Neotown will also have a play area designated for children.

    VALUE FOR MONEY

    In Patel Neotown, the apartments will be of 3 types (2 BHK, 3 BHK or 4 BHK) and will range in size from 970 sq ft to 2,490 sq ft. The company is providing 3 payment options – Construction linked plan, Flexi plan and Cash Down plan. The prices vary with each plan as well as the floor (or apartment type) selected. Basic prices range from a minimum of Rs. 2,215 per square feet to Rs. 2,625 per square feet. For example, a first floor apartment under the Flexi plan will cost around 2,485 per sq ft. We feel that the prices charged by Patel Neotown are high as compared to other builders in the same vicinity.

    Although like other builders, Patel Neotown has also included the other charges such as EEC, FFC, car parking, club membership in the Basic Sale price but the additional charges such as PLC, IFMS and dual meter charges are still to be paid separately in addition to the basic sale price. The total cost of a 1,000 sq ft apartment on the first floor under the flexi plan would be around Rs. 25,20,000, which is higher than that of other builders.

    Generally, builders offer Builtup area to Super area ratio of around 70%-72% but in case of Patel Neotown, it is around 67%, which is on the lower side. We evaluated a 2BHK unit with super area of 1,020 sq ft and found the built up area to be around 683 sq ft only, which is much lesser as compared to what other builders are offering. It appears that the builder is charging higher prices and providing lesser usable area.

    TRACK RECORD

    Patel Engineering Ltd. is an ISO 9001:2000 company which was established in 1949. Its experience is wide ranging from townships to urban-infrastructure, bridges to highways and dams to power plants. Patel Engineering is also constructing Neotown in Bangalore, Mauritius, PAN Oasis in Noida and Patel Estate in Mumbai. 

    The builder does have experience on the engineering projects but this is the first time that Patel Engineering is foraying into development of the residential projects. Therefore successful completion of these projects will go a long way in building Patel’s reputation in residential segment also. 

    OVERALL

    We feel that although the location and the facilities provided by Patel Neotown are good but the price being charged for them is on the higher side. Overall, we feel that Noida Extension is supposed to be a hub for affordable housing and Patel Neotown does not fit into this category due to its price point. The builder may be charging the premium for the facilities and the brand name but we feel that the prices should have been kept in line with the other developers.

I completely agree with the gentleman mr.harish because i myself booked a flat in patel neotown. Initially i was very annoyed since the project was already running out of time. so i deceided to have a look myself but was very suprised and glad to see the speed of the construction work is very satisfying, despite of the chaos that is going around in noida extension,they trying to cover up the time gap.Yes i am also very happy to get the honest responses from the marketing team.These guys really understand our concern.

I kind of agree with Ashish. I dont think patel neotown is worth investing due to following reasons:There is a high tension wire close to Patel neotown, which can cause health hazards.Patel Neotown is priced much higher than other projects.Project is delayed. At the time of launch, patel neotown guys said that it will be completed in 2years, but now they are saying 3 years and also increasing the height of the towers to get additional money from the investors.Patel Neotown has increased the balcony size and is also asking for additional money from the customers. For heavens sake, think about it, how much money anyway goes in extending a balcony? I am sure not Rs. 2600 per sq ft when the construction cost of apartment comes to around Rs 750 per sq ft.People have been buying it thinking that Patel is  a reputed builder but have you seen any of their projects? NO.. because for that you need to go to bangalore!!! Even their stock price sucks and has been going down and down.If you still wish to invest in Patel Neotown, then may the power be with you!

i have also booked a flat at the same place and have to say that my experience has been very different from what the gentleman is stating. Since i am on good terms with the marketing person who has assisted me I had brought this post to his attention. it seems they do not have any such bookings as stated by the person and this post seems to be generated by the competitors. If at all what is stated above is true I suggest you take your form etc and meet them personally. I would suggest you post the name in which booking was made, the bldg number as well as the unit number alongwith the cheque details for the booking so they can trace the said booking and assist you. I also had some problems as the broker involved had made several errors and after much persuasion and follow up with he broker i then went directly to their office and thay manage to resolve all my issues and called me back the next day. I hope you are also able to resolve your issues and i suggest you meet the marketing manager if the executives at lower level cannot help> I am sure that in case of genuine issues they will go the distance and try to satisfy the customer. After all, they have a lot of flats to sell and also need to maintain their image.

The Neotown property launched by Patel Group is worst project I have ever seen in NCR region. Though Patel is a large diversified group but they company like “Lala Company”, the management is third class which can do any thing for there benefit. Here is an example of Patel Group management working style I booked my apartment with them dated 20th June 2010. They have allotted me a flat at 6th floor and given a receipt of it. But after 1 month when I went to pay the remaining booking amount they told me that there VP liked the flat which I booked so they can’t give it to me. They even changed my booking form, they over write the floor from 6 to 8 and even changed the unit number from 604 to 804. This is a high class of unprofessionalism and proof of “Lala Company”, which can do any thing even after booking and written confirmation.   I can say from my experience that this is a company which doesn’t takes its business seriously. They will ditch you at any point of time, like they did to me, so be cautious and don’t get trapped with a big name. There are many other builders which are good in the noida extension aera, you can chose any of them.
