RG Group is coming up with a new residential project with 2 BHK and 3BHK apartments in Noida Extension by the name “RG Luxury Homes”. It is being built on 18 acres of land and the builder plans to provide various modern facilities within the complex. There will be twelve towers in this complex, with each tower having four spacious lifts.

LOCATION

RG Luxury Homes is located in Sector 16B, Noida Extension (Greater Noida). One has to drive straight from the Sai Mandir (Noida), cross the first round about of Noida Extension, and keep going further down on the same road to reach RG Luxury Homes, which is located after the second round of Noida Extension. We feel that this project is quite far from the main round about of Noida Extension, thereby increasing the distance from the main city of Noida.

FACILITIES

The facilities that would be provided at RG Luxury Homes consist of gymnasium, yoga centre, swimming pool, toddler’s pool, health club, indoor games, multipurpose hall, 24x7 chemist shop, unisex beauty parlor, supermarket, food court and cafeteria. Moreover, the builder is also providing Modular Kitchen and Cupboards in the bedrooms.

VALUE FOR MONEY

RG Luxury Homes is offering its apartments under two different plans viz down payment plan and construction linked plan. The basic selling price ranges from Rs. 1,695 to Rs. 1,990 per sq ft. The exact price would depend on the plan and floor opted by the customer. For example: A first floor apartment would cost Rs. 1,990 per sq ft under the construction linked plan.  RG group is one of the few builders who have included most of the other charges such as lease rent, club membership, covered car parking, power back up charges, FFC and EEC etc within the Basic Sale Price.

However, the customer will have to pay IBMS of Rs. 25 per sq ft, 12 month advance of monthly maintenance charges, and dual meter charges of Rs. 25,000 in addition to the basic sale price.  The total tentative cost of a 1,000 sq ft apartment on the first floor under Construction Linked Plan would come to Rs. 20,40,000 which is lower than that of other projects.

As per the builder’s calculations, the Builtup Area is 80% of Super Area, however, when we measured the Usable Area, we found it to be around 68.1% only as compared to the broad range of 70% to 72% offered by the other builders in Noida Extension. For example in 1,167 sq ft unit, the customer will get usable area of 795.1 sq ft only.

TRACK RECORD

RG Group made its humble beginning in year 2000 and since then it has focused on customer satisfaction. During the last 10 years, the RG group has successfully executed and delivered 14 commercial & retail projects at various locations in Delhi / NCR. Some of the commercial projects successfully completed by the RG group in the past include RG City Centre, RG Bazar, and RG Complex (in Paharganj, Rohini, Dwarka and Mayur Vihar). The group has also constructed RG Trade Tower (in Pitampura) and RG City Centre (in Paharganj).

This is the first time that the company has forayed into the residential housing and is constructing two projects in Noida by name of RG Residency and RG luxury Homes.

OVERALL

RG Luxury Homes is one of the many projects being offered in Noida Extension. We liked the pricing of the project, which makes it one of the cheapest projects in Noida Extension. We also liked the fact that builder has included most of the other charges in the BSP itself and is also offering modular kitchen and cupboards etc. However the usable area is slightly on the lower side and the project is also located quite far away, which make it slightly less desirable.
