Palace Heights is an upcoming residential project with modern amenities and specifications launched by Rudra Group in Noida Extension (GNIDA). There will be a combination of 1, 2 and 3 BHK spacious and well-ventilated apartments to suit the modern needs of the middle and upper class. The project is said to be a combination of luxury with economy as it fits the budget and offers luxurious facilities. The USP of the project is that all apartments will be 2 or 3 side open and will have spacious rooms & natural cross ventilation in all rooms. The residential project is expected to be completed by 2013.
LOCATION
Palace Heights is strategically located in GH-02 B, Sector 1, Noida Extension, which is all set to become a hub of affordable housing. One has to take a right turn from the main round about of Noida Extension to reach Rudra Palace Heights. This project will be on a 30 metre wide road which will run parallel to the FNG corridor and connect Noida with Greater Noida. It is also in close proximity to areas like Indapuram, Ghaziabad, Crossings Republik and NH-24. It will be 15 minutes drive from Sector 18 market and around 10 minutes from Fortis Hospital. Balak Inter College will be just next door to this project.
FACILITIES
Rudra Group has taken special care of the needs of the residents and plans to provide high class amenities for this project. They have kept 80% open green area and 90% of the apartments are facing garden or pool. They have given exceptional attention to the amenities and some of them worth mentioning are AC waiting lounge in every tower, Driver waiting lounge, High pressure car wash for every cluster, private club, Skating rink, Amphitheatre & Automatic boom barriers etc. They have also taken special care of security by providing CCTV systems, fire alarm systems and intercom facility in all apartments. We feel that Rudra group has gone an extra mile in providing the amenities.
VALUE FOR MONEY
The basic sale price varies from Rs. 1,950 to Rs. 2,250 per sq ft depending on the payment plan and the floor opted by the customer. For example a first floor apartment under flexi plan would have a BSP of 2,225 per sq ft. In addition to the BSP, there are IFMS charges of Rs 25 per sq ft and lease rent charges of Rs 45 per sq ft. The builder is not charging separately for External Electrification (EEC) or Fire Fighting Charges (FFC) and is also providing open car parking free of cost. The total all inclusive cost of a 1,000 sq ft apartment on the first floor under flexi plan would be around 22,90,000.
We also measured the usable area to super area ratio and were positively surprised to notice that it is 74.8% whereas in case of other builders it is in the range of 70% to 72% only. For example in an apartment having super area of 985 sq ft, Rudra Palace Heights is offering usable area of around 737 sq ft which is much better than the other builders.
In our opinion the rates are affordable and are not very high as it is a developing location and will suit the budget of the middle income group. Moreover, higher usable area to super area ratio shows good intent of the builder to provide spacious apartments to the customers and not over charge them.

In our view, this place is worth living with all the required facilities and also a good investment option as it has close proximity to NH-24, Ghaziabad, Greater Noida and Noida.
