Lots of drawback to book a flat in that area. Most of the peer builders are selling their flats at very higher rates. I visited Amit's Sapphire park and other projects radius of 500 meters and builder are charging Rs. 4000/- sqft. Although investors are selling their flats at very higher rates. I had talked with some of the investors and they have very high expectation.I had a talk with one of the investors of the sapphire park. Previously, he is ready to sell his flat @ 55 lacs and within 20 days of time span he has increased the rate and now he is coating 62 Lacs for the same flat. Go through below points and think upon it before booking a flat in that area. 1) DP Plan has not been sanctioned yet and no one have any idea about it.2) Daily needs shops are missing.3) There is no hospital and any public garden nearby.4) Approach road is very poor and very hazard.5) Public transport isn't available. PMC buses can’t enter because of narrow roads.6) No public/private schools nearby. All above points need to be considered before booking a flat.

The prices quoted by the builder are really very high. What does he actually think of himself? Its like the builder is trying to be the KING. The other projects in the same are demanding less than this builder. The rates should be below Rs 2800 per sq ft in this area. The builder is also promising a DP road for which land has not yet been acquired. Building castles in the air I think.

Dear buyer
Forgot about what sales executive say to you.. i.e. their job to sell these flat. There sales staff is burst staff in RE i personally visited and felt. Amit should change there site staff. They are much arrogent

I visited the site of Sapphire Park. The overall ground plan and floor plan looked satisfactory. The fittings used in the apartment and the bathroom fittings seemed to be of good quality. Better than what the other builders are providing. The sales assistant was also very courteous and helpful in solving all my queries. Something found very rare in Pune.

The builder has promised a Development Plan road to the project. If this really materializes then it will make life easy for many of the prospective buyers. But I heard that the land acquisition process for the DP road has not yet started, DP plan of entire area is pending. There seems to be some conflict between PMC & Maharashtra Govt. is regarding the DP plan.
One of friend has purchased a flat in Sapphire Park. He is so pissed off with it now that he has went on to stay in a rented appartment. And wants to sell his flat. Just because he has paid high prices, he's expecting the same.Even after purchasing a flat, if one has to leave it & stay in a rented appartment, its a big joke to me.One cannot get anything over there. No shops. Because of the poo approach road, he has to go all the say to her daughters school in aundh coz the school bus cant come there.Its just fields around.Beware before making any decision.
