Bigger Apartment Size Increases The Cost!
Location: Facilities: Value For Money: Track Record Overall Rating: Shri Group has launched its new residential project Shri Radha Sky Gardens, in Noida Extension. The project would be spread over an area of 50 acres and would offer 2 BHK, 3 BHK and 4 BHK spacious apartments with terrace garden on each tower. Natural beauty and elegance would be the major assets of Shri Radha Sky Gardens. The apartments would be open from all sides, so as to imprison maximum sunshine and fresh air. The architect for this project is Hafeez Contractor.
LOCATION
While coming from Noida / Sai Mandir, one has to drive straight and cross the main round about of the Noida extension and come to the next round about to reach the site of Sky Gardens. Although it is located on the main road itself but we feel that it is slightly in the interiors as one has to drive further down the road from the main round about to reach Shri Radha Sky Gardens. A new road is proposed to connect this side of the town to NH24 (Ghaziabad) but it is yet to be developed.
FACILITIES
The amenities provided by Shri Radha Sky Gardens include Club House, Badminton court, Squash Court, Billiards pool, indoor games, table tennis, chess, library, Music room and dance floor, Restaurant and lounge, and Mini Theater.
Apart from these facilities, there are some other facilities which would be provided in Shri Radha Sky Gardens. These cover well equipped gym, yoga and acrobatic hall, health club and spa, day care center, crèche, outdoor fitness center, multi purpose banquet hall, jogging track for both inside and outside, cycling track along periphery, numerous water bodies, landscaped arrival plazas, kids play zone, temple, terrace gardens in all the towers, primary school, senior secondary school, doctor/nursing homes, saloon, beauty parlor, branded departmental store, internet café, coffee shop. The company proposes to have 3 clubs with 3 swimming pools and 3 gyms.
VALUE FOR MONEY
Shri Radha Sky Gardens would be offering its apartments at a basic selling price of Rs. 1,800 to Rs. 2,300 per sq ft onwards depending on the floor and payment plan opted by the buyer. For example: 1st floor under flexi payment plan would cost 2100 per sq ft.
The minimum size offered by the company is 1,352 sq.ft. for the 2BHK apartment. This is also on the higher side as other builders are offering 2 BHK apartments in as low as 800 sq ft. Total cost of one apartment would range from Rs. 27 lacs to Rs. 62 lacs, depending upon the type of flat viz 2BHK, 3BHK and 4BHK. In addition to this, the builder is also charging separately for EDC, IDC, IFMS and Parking etc, whereas in most of the other projects in Noida Extension, these other charges are included in the basic sale price. For comparison purpose, we have computed the tentative all inclusive price of a 1,000 sq ft area and it comes at Rs. 23,35,000 which is slightly higher than the other builders.
We also computed the Usable Area to Super Area ratio and found it to be around 69.3% which is slightly lesser than the broad range of 70%-72% offered by the other builders. For example in 1,352 sq ft apartment, the usable area comes at around 937 sq ft only.
TRACK RECORD
Shri Group commenced its business in 1931. Shri Group has been shaping landscapes and lives in the Mathura region since its inception. Apart from building homes, the Group develops value-added, master-planned communities that meet the homebuyers' aspirations. Although this is the first project by the builder in Delhi NCR but it has completed various other projects such as Shri Radha Valley, Shri Radha Golf, Shri Radha City, Shri Radha Town, and Shri Jamuna Dham.
OVERALL
Although the location is not prime but Shri Radha Sky Gardens is offering good facilities. However, the overall price is slightly on the higher side as the builder is also charging separately for other charges such as EDC, IDC etc. Moreover, the minimum size for a 2 BHK apartment is 1,352 sq ft whereas other projects are offering 2BHK in as low as 800 sq ft, therefore this project may be suitable only for those people who wish to have spacious apartments and are willing to pay a premium for them.FOR MORE DETAILS, PLEASE CONTACT

Seen the layout plan of this project and found that the builder is offering quite spacious flats but on the contrary, they are giving 2 BHK in around 1200 sq ft whereas other builders are offering 3BHK in same area.. Not sure how many people would be interested in taking such apartments when most of the people buying in Noida extension are budget conciouss. Moreover, apartments coming up in Nodia Extension is supposed to be affordable houses but this project seems to be on the contrary..

I agree ravi, Sky Garden is a good project as per brokers at their site. But they do not have any experience in Delhi NCR, and very few projects in Mathura. Given NoidaThe buy price comes to 62lacs for its bigger unit for Sky garden while other builders are giving at low price. If anybody needs to invest 35+lacs, we have other areas like Noida Expressway and Gurgaon, where potential is much higher and sooner than NExt. I have heard they are finding it difficult to sell their units at the brochure price, but they claim to sold a major chunk till now. It's better to invest in Gurgaon's property rather than in sky gardens.
