the builder promises the moon. but will he keep his promise? a new entrant on the indian real estate horizon, will he deliver , remains to be seen. a 12% return seems damn good for investors who get returns while the project gets ready, and a three year assured lease there after means you get around 50% money returned already. not counting capital appreciation. so it seems a great deal. but, there are buts and ifs ,eg,;
what about extra costs ( edc, sinking fund etc)?
registry costs?
maint charges if property is not rented?
if there are 80000 sq ft on a floor , whose space gets rented out, yours or mine? why yours? why not mine? who decides?
what is the fate of manesar?
is there an oversupply in an already heated commercial market?
what about recession?
so keep your fingers crossed babies and watch out for yourselves.
