Location: Facilities: Value For Money: Track Record Overall Rating: Supertech Ecovillage is the new housing project in Noida Extension, Greater Noida. The company launched three different projects at three different locations but named them as Supertech Ecovillage 1, 2 &3 respectively. It is providing 1BHK to 4BHK apartments in low rise as well as high rise buildings. Supertech plans to give possession of the first phase of housing within 18 months, and all possession in 48 months.
LOCATION
Supertech Ecovillage is situated in Sector 1, Noida Extension, which is 11km away from Noida City Centre Metro Station. Sec- 71 red light is 8 km far from the apartments. We expect Noida Extension to become the next budget housing hub in the near future. To reach Ecovillage 1, one has to take right from the main roundabout of Noida Extension (while coming from Noida / Sai Mandir), and to reach Ecovillage 2 & 3, one needs to drive staright from the main round about of Noida Extension.
FACILITIES
The facilities provided at Supertech Ecovillage include swimming pool, club house, health club, beauty salon, indoor and outdoor games facilities, and good parking space. It appears that residents would enjoy the amenities of Supertech Ecovillage and have a healthy lifestyle. In addition to the above, Ecovillage also has other features such as amphitheatre, fast food joints etc.
VALUE FOR MONEY
Supertech Ecovillage is offering its apartments at basic selling price of Rs. 2,117 to 2,395 per square feet depending on the floor and the payment plan. For example a first floor apartment under the flexi plan would come at Rs. 2,362 per sq ft. Some of the other charges such as EDC, Firefighting charges, IFMS and club membership are included in the Basic Selling Price (BSP). However, the customer will have to pay extra for lease rent, IFMS and covered car parking (optional) as the builder is no longer providing the open car parking.
The all inclusive cost of a 1,000 sq ft apartment on the first floor under the flexi plan would come at around Rs. 24,87,000 which is much higher than the other builders. Moreover, the customer will have to pay for Covered car parking and PLC charges (as applicable) in addition to this amount.
We also measured the usable area to super area ratio and found it to be around 71.6% only which is in line with the range of 70% to 72% offered by other builders. For example, when we measured the 1,010 sq ft units, we found the usable area of 723.6 sq ft only.
We feel that although usable area is in line with other projects, but the price of Supertech Ecovillage is much higher than the other projects therefore it scores lower on Value for Money. We feel that such high prices go against the notion of affordable housing for which Noida Extension is famous for. The builder initially sold the units at lower prices but increased them subsequently when demand came in. In our opinion, the builder should have kept the prices reasonable so that it could fit into the budget of the customers.
TRACK RECORD
Supertech Group, was founded in 1988, and has set new trends and benchmarks of architectural excellence in the modern scenario. The company is ISO 9001:2000 certified, and has successfully completed 23 years of business in the real estate industry. Till date, the group has successfully completed various residential and commercial projects covering more than 33 million sq ft of land.
Some of the projects completed by Supertech in the past are Supertech Avant Garde, Supertech Rameshwar Orchids, Supertech Estate, Supertech Enclave and Shopprix Mall, Noida etc.
OVERALL
We feel that affordable housing is the need of the hour in Noida Extension and Supertech Ecovillage could have been the right project for this segment if it had not increased the prices. At current prices, it is much expensive as compared to other projects. Moreover, Supertech claims to take 4 years to complete the entire project, whereas other builders plan to complete their projects in 3 years (standard in Noida Extension). The only saving grace is that the location (of Supertech Ecovillage 1 only) is good and the facilities are also at par with the other builders, therefore one can buy Supertech Ecovillage if one is willing to pay extra premium for them.

This project has landed up in lot of trouble now. The builder has already sold most of it and now the court has ordered that the land acquisition was not valid.. To top it all, the builde is saying that the proejcts wont be affected bcoz they anyway did not have the land... If they didnt even own the land then how could they announce the project and even sell it to the innocent public.
Now they are thinking of shifting buyers of this project to some other project (and not refund money).. it is like asking you to eat banans when u ordered and paid for apples! The court should have penalised the builders and not the poor buyers.
As far as this project is concerned, i dont think it is going to go anywhere for next 5 years now so the ratings need to be brought down!

Supertech is one of the most non professional organisation. I have to run pillar to post to get my unit cancelled inspite of being submitted all the documents and completed formalities as asked by the builders. They are into real estate development with a vision to loot common people money. I do not why people are still buying from the builder despite of getting fedback from customers like me. Buyers need to boycot such builders immediately.

In its latest marketing gimmicks, Supertech is offering a car free aloing with the apartments in Supertech Ecovillage. It is a very clever startegy to fool people. They are adding up the cost of the car in the apartment and calling it free. Moreveor the car is being given free only with in Down payment and Flexi plans. No car under the Construction linked plan by Supertech ecovillage. If the offer is so genuine then why not under CLP plan...?? The simple answer is that you will get the car only after making a payment of 50% to Supertech! and it wont be possible in the CLP plan any time soon becoz the construction of Supertech Ecovillage is going to take ages!To Bhai, Ghar ke saath car free hai, ab ghar to time pe bange nahin, to car mein to so hi sakte hain!!! (You can sleep in the car, as you wont get the house on time!)

Supertech Eco Village Noida Review: I recently visited Supertech Ecovillage and was glad to know that they are offering apartments at a price of rs. 2200 inclusive all other charges.. whereas just 5 kms away, other builders are charging as high as 3500 per sq ft plus add on charges.. Although the location is slightly far away, but I would rather prefer to live 5 kms down than paying high prices. I feel that Ecovillage is a boon for people looking for affordable housing. The latest i heard is that Supertech Ecovillage 1 is completely sold out therefore they have launched Supertech Ecovillage 2 at same prices.. moreover they are also converting some of the 4 bhks into 2 bhk in Supertech Ecovillage 1 so that more people can buy affordable houses...
Project is in dispute as it comes under the shahberi village not a good deal to invest in this project.
