Trident Embassy is offering 2BHK, 3BHK and 4BHK apartments in Noida Extension. It will also have fully furnished AC guest rooms and business centre equivalent to a 5 star hotel for resident guests staying at the club. It will also have exclusive parking space at the podium for uninterrupted view of the greens. The exteriors would be soothing and appealing to the eyes due to lush green surroundings.

LOCATION

Trident Embassy is first project of Trident Realty. It will be located at Plot No. 5, Sector 1 of Noida Extension. The road in front of Trident Embassy would be around 30 meters wide and will connect Noida extension to Greater Noida. While coming from Noida / Sai Mandir, one has to take a right turn from the main round about of Noida Extension to Reach Trident Embassy. Balika Inter College is also close to Trident Embassy.
 
FACILITIES

The facilities provided at Trident Embassy include jogging track, palm plaza, bamboo court, outdoor gathering area, reflexology path, meditation area, yoga centre and children’s play area. There would be exclusive parking space at the podium for a wonderful and uninterrupted view of the greens. Also, there would be a grand entrance and exit, lounge, amphitheatre, banquet hall, gymnasium, club house (with spa, steam, sauna and Jacuzzi), and billiards, table tennis, squash & basket ball court. 

VALUE FOR MONEY

Trident Embassy is offering its apartments at a basic selling price of Rs. 1,960 to 2,050 per sq.ft. The exact price would depend on the floor and the payment plan opted by the customer. For example: a first floor unit under flexi plan would cost around Rs. 2,090 per sq ft. It includes EEC, FFC, one time lease rent, club membership and one open car parking and power back up (upto 1KVA). However, the customer will have to pay for IFMS, power back up (in excess of 1KVA), PLC (as applicable), and covered car parking (if required). The total cost of a non-PLC 1,000 sq ft apartment on the first floor under flexi plan would cost around Rs. 21,25,000 which is slightly better than the other builders.

The Usable Area to Super Area ratio comes at around 68.1% which is lower than the broad range of 70% to 72% offered by other builders in Noida Extension. In other words, if someone is buying a a 2BHK having super area of 970 sq ft, then he/she will get usable area of 660.1 sq ft only.

We feel that prices are reasonable and the builder has shown good intent by including all the other charges in the basic sale price but the usable area provided by the builder is slightly on the lower side. The apartments would have been more attractive for the customers if the builder had provided a reasonable usable area.

TRACK RECORD

Trident Realty is a relatively new company in residential segment in Noida Extension. The company is promoted by entrepreneurs having experience in Real Estate & Infrastructure, Higher Education, Information Technology and Export Import businesses. The company claims to have been in the real estate industry for the last ten years and one of their ongoing projects, which is on the completion stage is “Nature” in Sector 52, Noida.

We feel that successful completion of Trident Embassy will be the turning point for the company as it will establish its credibility for timely completion of the projects.

OVERALL

We liked the pricing of the project as it will easily fit into the budget of the mid income segment. The usable area is slightly on the lower side else Trident Embassy would have been a good example of affordable housing as it would have provided good facilities at lower prices. The location is good and has potential for future potential. The project may stand apart in the future if the company is successfully able to complete it in time and provide a true “Embassy" like experience to the residents.
